Includes material & labor for construction and enclosure of the building shell: foundations, structure, finishes, services, insulation, basic trim, fixtures and cabinetry. Does not include costs indirectly associated with construction of the building, such as: siteworks, contractor overheads, utility hookups, taxes, permits, fees, etc.
